I\u00a0proto se p\u0159\u00edprava projektu v takov\u00fdch m\u00edstech m\u016f\u017ee v\u00fdrazn\u011b prot\u00e1hnout.<\/p>\n<p style=\"text-align: justify;\"><b>Rekrea\u010dn\u00ed oblast: omezen\u00ed velikosti i tvaru stavby<\/b><\/p>\n<p style=\"text-align: justify;\">Z hlediska \u00fazemn\u00edho pl\u00e1nu se n\u011bkter\u00e9 lokality vedou jako \u201erekrea\u010dn\u00ed z\u00e1stavba\u201c, i kdy\u017e v\u00a0praxi na nich lid\u00e9 pl\u00e1nuj\u00ed bydlet trvale. Jen\u017ee pr\u00e1v\u011b rekrea\u010dn\u00ed charakter znamen\u00e1 i jin\u00fd re\u017eim v\u00fdstavby.<\/p>\n<p style=\"text-align: justify;\"><i>\u201eV t\u011bchto oblastech b\u00fdvaj\u00ed standardem p\u0159\u00edsn\u011bj\u0161\u00ed odstupov\u00e9 vzd\u00e1lenosti od hranice pozemku \u2013 nap\u0159\u00edklad 15 metr\u016f m\u00edsto b\u011b\u017en\u00fdch 7. To znateln\u011b zmen\u0161uje prostor pro samotnou stavbu,\u201c <\/i>vysv\u011btluje Martin Protiva z Ekonomick\u00fdch staveb. \u201e<i>Z\u00e1rove\u0148 b\u00fdv\u00e1 v\u00fdrazn\u011b limitov\u00e1na zastav\u011bnost pozemku \u2013 typicky na 10 a\u017e 15\u202f%. Ta posuzuje, zda projekt nenaru\u0161uje krajinn\u00fd r\u00e1z \u2013 a jej\u00ed p\u0159ipom\u00ednky jsou pro stavebn\u00ed \u00fa\u0159ad z\u00e1vazn\u00e9.<\/p>\n<p style=\"text-align: justify;\"><i>\u201eOmezen\u00ed se t\u00fdkaj\u00ed jak typu stavby, tak nap\u0159\u00edklad i oken, materi\u00e1l\u016f nebo barevnosti. \u010casto je zam\u00edtnuta modern\u00ed architektura s plochou st\u0159echou nebo velk\u00fdmi prosklen\u00fdmi plochami, a preferuj\u00ed se klasick\u00e9 tvary, d\u0159evo, p\u00e1len\u00e1 ta\u0161ka, p\u0159\u00edrodn\u00ed barvy,\u201c<\/i> shrnuje Protiva.<\/p>\n<p style=\"text-align: justify;\">Pan\u00ed Precl\u00edkov\u00e1 s man\u017eelem koupili v CHKO parcelu o rozloze p\u0159es 1000\u202fm\u00b2 za 63\u202ftis\u00edc korun. <i>\u201eByla to v\u00fdhra a z\u00e1rove\u0148 obrovsk\u00e1 v\u00fdzva. CHKO n\u00e1m nejprve zam\u00edtla sklon st\u0159echy, potom barvu, pak jsme \u0159e\u0161ili v\u00fd\u0161ku plotu. Projekt n\u00e1m musel architekt n\u011bkolikr\u00e1t upravovat, ne\u017e byl cel\u00fd schv\u00e1len. Ale st\u00e1lo to za to,\u201c <\/i>vzpom\u00edn\u00e1.<\/p>\n<p style=\"text-align: justify;\">Zvl\u00e1\u0161tn\u00ed kapitolou jsou p\u0159\u00edstavby. <i>\u201eCht\u011bli jsme p\u0159\u00edst\u0159e\u0161ek nebo gar\u00e1\u017e, ale CHKO n\u00e1m nic takov\u00e9ho nepovolila. Architekt proto navrhl roz\u0161\u00ed\u0159enou \u010d\u00e1st domu v podob\u011b zimn\u00ed zahrady \u2013 pr\u00e1v\u011b tam nakonec vznikla ta rouben\u00e1 \u010d\u00e1st. Bylo to kreativn\u00ed \u0159e\u0161en\u00ed, kter\u00e9 respektovalo po\u017eadavky \u00fa\u0159ad\u016f, ale i na\u0161e p\u0159\u00e1n\u00ed,<\/i>\u201c dopl\u0148uje.<\/p>\n<p style=\"text-align: justify;\"><b>Povolovac\u00ed \u0159\u00edzen\u00ed m\u016f\u017ee b\u00fdt dvakr\u00e1t del\u0161\u00ed<\/b><\/p>\n<p style=\"text-align: justify;\">Oproti b\u011b\u017en\u00e9mu stavebn\u00edmu procesu se v\u00fdstavba v CHKO \u010di rekrea\u010dn\u00ed oblasti \u010dasto prodlu\u017euje i administrativn\u011b. Je nutn\u00e9 vypracovat studii stavby a tu nechat schv\u00e1lit spr\u00e1vou CHKO. To samo o sob\u011b m\u016f\u017ee trvat 1 a\u017e 3 m\u011bs\u00edce. A\u017e pot\u00e9 lze p\u0159ipravit projektovou dokumentaci pro \u00fazemn\u00ed a stavebn\u00ed \u0159\u00edzen\u00ed.<\/p>\n<p style=\"text-align: justify;\"><i>\u201eNen\u00ed v\u00fdjimkou, \u017ee projekt projde dv\u011bma nebo t\u0159emi koly \u00faprav, ne\u017e obdr\u017e\u00ed v\u0161echna pot\u0159ebn\u00e1 raz\u00edtka.
